Non-Immigrant IM is an investment-related classification that should be assessed against the particular investment project and the competent Thai authority's current requirements. Buying a condominium, holding shares or transferring money into Thailand does not by itself establish entitlement to this visa.
The initial visa classification must also be distinguished from investment-based extensions of stay and BOI-supported business or employment routes. We establish which mechanism actually applies before recommending an application or an investment transaction.
What we handle
- Identify the applicable investment classification.
- Review project approvals and sponsoring authority requirements.
- Trace investment ownership and transfer evidence.
- Assess renewal conditions and alternatives.
How the process works
Step 1
Classification
Confirm whether IM or another investment-related route is appropriate.
Step 2
Authority review
Verify required endorsements with the relevant agency and issuing post.
Step 3
Evidence preparation
Organise approvals, corporate records and investment tracing.
Step 4
Stay planning
Check entry permission, extension criteria and retained-investment obligations.

Why are applications refused, and how do we prepare?
| Common refusal reason | How we prepare |
|---|---|
| An asset purchase is presented as automatic visa eligibility | We identify the applicable investment route and required authority support before relying on the transaction. |
| Investment ownership or fund transfers cannot be traced | We reconcile corporate records, ownership evidence and bank transfer documentation. |
Counsel's note
Do not commit capital solely on a visa assumption. Any financial thresholds and qualifying investment conditions must be confirmed against current official notices, separately from commercial due diligence.
