Thai Retirement Extension Money Rules: The 800,000 Baht Deposit, Income and Combined Routes

A foreigner aged 50 or over holding a Non-Immigrant visa can extend stay for retirement by meeting one financial test: at least 800,000 baht in a Thai bank, monthly income of at least 65,000 baht, or income and deposit together reaching 800,000 baht. Deposits must be held at least 2 months before filing and 3 months after approval; after that the balance may fall to 400,000 baht (deposit route) or half the deposit (combined route).

Where the rule comes from

The criteria are set by Immigration Bureau Order No. 12/2568 of 23 January 2025 and its later amendments, which list retirement as a ground for an extension of stay of up to one year at a time. The applicant must be 50 or older and already hold a Non-Immigrant visa; a visa-exempt or tourist entry must first be changed to Non-Immigrant O.

The three financial routes

  • Deposit: at least 800,000 baht in an account with a commercial bank in Thailand.
  • Income: at least 65,000 baht a month, usually evidenced by an embassy income letter or pension and transfer records.
  • Combined: annual income plus a Thai bank deposit adding up to at least 800,000 baht on the filing date.

Deposit timing: before and after

For the deposit and combined routes the money must stay in the account for at least two months before you apply and at least three months after the extension is approved. After those three months, the deposit-only route requires the balance never to fall below 400,000 baht for the rest of the year; on the combined route the floor is half of the deposit you relied on. Immigration may check the bank book at the next filing, so plan withdrawals carefully.

Health insurance: which retirees need it

The in-country extension based on a Non-O visa carries no health-insurance condition in the order. Holders of the O-A retirement visa issued abroad must keep qualifying health insurance for the whole stay. Rules for the 10-year O-X visa are separate.

Mistakes that delay retirement extensions

  • Moving the deposit to a new account or bank shortly before filing, which restarts the two-month count.
  • Withdrawing below the floor in the three months after approval.
  • An income letter that the local office does not accept for your nationality.
  • Missing TM.30 or 90-day report records for the current address.

How we help

We check deposit dates and balances against the order before you file, prepare the bank letter and income evidence the responsible office expects, and diarise the three-month and floor dates. The officer decides each case; we cannot promise approval.

Frequently asked

Can I use a joint bank account?
Office practice varies; many accept a joint account with a Thai spouse only for the applicant's share or not at all. Use a sole account where possible.
Can I work on a retirement extension?
No. Work in Thailand needs a work permit and a work-based status.
Do I need health insurance for a Non-O retirement extension?
The order does not require it for extensions based on a Non-O visa. O-A holders must keep qualifying insurance.
